Hi all,

I am looking for feedback on a deal I am working on.

I have a 2 bd / 1 bath manufactured home, all cash for $17,000, which does not own the land.  There is a housing shortage in the city and rents for this are going for $900.

Manufactured Home 2bd / 1 bath 

Current: $17k cash

ARV: $25,000

Rehab: $3,160 

Space rent: $515

Rent: $900

Tenant pays water, electricity, internet, etc

It feels like a good buy and hold strategy because rental are in such high demand in the area.  Buy I am interested in pulling the initial investment out in 2 years.

I am thinking of Lease Option possibly too

Great points and much appreciated @Jerryll Noorden.  

Your "bandit" sign is very nice, professional and results in real leads.  

It also is a creative spin on the traditional bandit sign (small, sharpie, rough, and easily missed)

Bigger, professional, statement worthy bandit signs make sense...and leads.

A little side note....Nike, now is a behemoth, however when they were on the come up in the mid-90s they implemented a series of guerrilla marketing tactics during the Olympics of '94 in Atlanta.

Hey there BiggerPockets peeps! I am soliciting your thoughts and feedback, specifically ROI, on bandit signs. Personally, they've all washed into the background when I'm driving around but one creative sign did sign out because the presentation and message was simple and more professional than a sharpied sign crudely tacked up on a light pole. Let me know if they've work for you as a cost effective lead generation strategy. Do you find they work? Thank you in advance!
