I have been reading up on land contracts as an option to puchase investment properties. My question is, are there instances where the buyer has made payments for some time and then the contract is not honored?

@Paul Timmins Hey Brian, nice to meet you. Yes, the South Florida market has become very competitive and inventory is difficult to come by. I guess we will just have to that much more creative in finding deals.

Does anyone have advice regarding finding properties in Miami. The market is very competitive, therefore not many deals on the MLS. I have read about direct mail marketing and considering maybe going that route.

I am Joseph Grullon and I am partnering with my brother who is a full time real estate agent in Doral, and we are looking to buy and flip properties. I used to be a licensed real estate agent in 2010, but then I moved away for a law enforcement position in the federal government. I now live in Miami and have the same job but would love to build a business in real estate investing. I have been reading every article, blog and forum post that I can get my hands on in Biggerpockets.com. I have gained a lot of knowledge and only want to learn more. I am excited to meet other members on here and network. Any advice would be greatly appreciated.
