Phillip, Andy and other RE pros in vegas,

Are you seeing a lot of listings going up this week? I'm looking at 89138, 89135 and 89148 and seeing a lot more shorts available. Prices are fair, and I see a few interesting homes at decent prices. There's far more available today then there were last week or even last month. Wondering what's causing this increase.

I looked at homes under $250K in 2-3 Summerlin zipcodes and there used to be a lot of short sales available to choose from but now there's maybe 3 at the most. Feels like short sale homes are selling in a day now.

Phillip - Thank you so much for organizing the gathering and for the food.

It was great meeting with so many folks in the RE industry. As a newbie, I can't stress enough how valuable it was for me to meet and learn from those who were gracious to share their knowledge and ideas. I definitely will attend more meeting in the future and will for sure keep in touch with those I met.

Phillip,
If you still have space available, I would like to attend and meet you all.

the key is to experiment and try something that is not as easy as "point and shoot".

i have seen this guy's videos and they are very good for the beginners... - http://www.youtube.com/user/MichaelTheMentor?feature=mhee

i even got one of his CD's years ago..

I would like to add that lighting and steady hand is also very important. If your hands are not very steady, try to get a tripod or just lean/rest it on some surface. Also the small tiny cameras don't help much if you have big hands so even think about less fancy bigger cameras that work best for you.

I've been with Canon digital camera (point and shoot) and will stick with them. They take much better photos inside than sony from my experience. I know Canon and Nikon DSLRs are very good and that will be my next one but I've got more to learn with my Canon SD790 IS's manual settings.

I always thought I needed flash indoors but play with your setting and you'll be amazed. Just remember to have a notepad handy so you can write down and even photograph the settings that you are testing out. Also, you can look in the property/details of the photo on your computer and it will tell you most of the settings.

Lastly, BHphoto is just okay but discount retailers like Newegg, and Frys.com will have the best prices on camera. I always check deal sites to get an idea of what the previous good sale prices were before buying one. Deals on Electronics I know.. now if I can master the ins and outs of real estate I'll be set.

Canon T3i with just basic lens at BHPhoto is $700 but at newegg right now it's $30 more for the camera but you get an extra zoom lens if anyone is interested. Looks like the lower end of the prices for this camera is around $570-$600 at Frys or ebay but I don't trust ebay these days for expensive things like this. Also no warranty from ebay but 1yr with frys and 1 extra if you have the right credit card. Also cash back sites to make it cheaper!

I have started buying creatively like doing seller financing deals which fits my long term model.

I am starting to really dislike owning anything with HOA. Aside from a cash flow drain, I always get bugged by them for silly little things like weeds and "missing screen doors" that forces me to put more time to managing and training my tenants.

I would much rather invest just outside of Summerlin rather than in it. North Las Vegas is not so bad if you invest near Aliante. There are so good neighborhoods out there.

Las Vegas it seems is notorious for bad HOAs even outside of Summerlin. I've seen some bad HOA management companies here with very unintelligent /unprofessional workers to unqualified inspectors who have said to me, "if you are upset over your violations, just report your neighbors violations". Not only does he not know how to do this job, now he's asking me to be a snitch and help the HOA get more fines? Ridiculous. Its especially bad if you have a nosy neighbor being written up for non violations and they take it out on the whole neighborhood by reporting everything to the HOA.
We have seen 3 different HOAs in the past 5 years.

@Will,

I'm not sure about the Ipad/Phone app but try navigating to the photobucket site itself and log in. You'll see it there and if you do not, look at the far bottom of the screen where it will say "view full website" as the mobile site ie m.photobucket.com will not have the upload button. That's the problem with viewing sites on tablets.. the mobile site misses alot of things and on mobile i've yet to find a good ad blocker. BTW I'm using android so it might be slightly different.

@Peter
That's a good picture. Looks like someone know how to take pictures.

@Will
When you log into Photobucket, you should see the green upload button at the very top. Says Upload and that should take you to your upload page where you can point to your photos for uploading.

Divide that by $42k investment (includes closing costs), and it yields 14% return WITHOUT any appreciation. Las Vegas prices are on the rise, so we are anticipating appreciation to sweeten the deal. Also, we got lucky... kitchen was already remodeled with granite!

Maybe you could provide us with just the zipcode? So far the cheapest properties I'm seeing in condo/townhouse are low 60K for a 2 bedroom. If it's in Summerlin/GV near good school, you might have found a very good purchase.

I'm planning on watching it as soon as I finish watching the new train wreck on HGTV called "Natural Born Sellers" with the fake blondes and crazy bloated mom who acts like a total idiot. Do we have a sounding board type of thread for Reality Shows on BP?
