Thanks, everyone! While speaking with the offender, I learned one of those complaining was an offender at times. The conversation snowballed into a big argument in the hallway with all tenants joining in. I thought all was lost. After a lot of heated conversation, they all said that they were good. Everyone seems to be in agreement that nothing can be heard between the nighttime time window. Further, no bass ever can be heard. Further, if someone communicates the volume must be turned down or off, that person wins. I was actually quite surprised with this outcome since previously I asked them to communicate with each other but they didn't want to. It's been quite so far. We'll see how long this lasts. Evictions in Minneapolis are difficult. So, if it keeps up, I'll just not renew the lease, as a I believe Kevin suggested.

Thanks, Alecia, Yes, I've done much of that already. I communicated to the other tenants to call the police, but reluctant to do so.

I have found that when I’m dealing with a complaint in a multi family that by contacting everyone they become aware of what will happen going forward. Then if necessary I follow through with swift, firm action and the problem usually resolves.

I’m not sure you would want to include this in the letter, that is where you would defer to your attorney, but you might inform the “victims” that if there is a problem they need to contact the police. Especially if your jurisdiction has a noise ordinance.

Thanks, Karolina. She's a single mom with 3 children. I'm sure she'd love to move to a different kind of apartment or single family home. Unfortunately, she would not be able to afford other options than what she has.

In a fourplex, I have a tenant that is repeatedly loud with music, her 3 children, and guests as complained by all other tenants, to include after midnight into the early hours of the morning. This has been going on for 3 months. I've confronted her repeatedly, she stops, and two weeks later it begins again. One other tenant occasionally has loud noise as well, about every other month. The chronic offender complains about the occasional offender. How can I be equitable in my response and actions? Can I evict just the chronic offender? I installed NoiseAware in the common hallway, but convinced that it does not accurately record the volume. It reads 20 decibels when it clearly is much louder. Can I evict just on noise complaints? Although the statutes are clear in Minneapolis for the noise level violation, with out a calibrated instrument and a time stamp recording, isn't the complaint subjective? How can a landlord evict anyone without a documented event using calibrated equipment? I've never evicted anyone before. I'm scared that I will be leveled with discrimination. I've read the city and state statutes. I've called the attorney general and the city housing authority. They don't say anything helpful. I doubt I'm the first landlord to deal with this. Any help would be appretiated.

Thank you all!

I spoke with the tenant. She communicated she does not want to lose the rental for her and her family and plans to pay rent as rent is less with more room an amenities from the apartment. She has a long term, steady paying job, and just received a promotion. She has an office in one of the rooms that appears to support all that. All that to say that I was surprised to have received the bankruptcy notification and what I read that I read in it.

Noted on the "cautionary tail." I am a leveraged new investor! Time to start driving for Uber on the side.

I received a letter today. An SFR tenant filed chapter 13 Bankruptcy. I cannot cover my mortgage without their rent. I'm trying to understand the letter I received. I'm just getting started to figure out next steps. Any advice will be appreciated. Please point me to any BP info, YouTube, etc. I cannot imagine I'm the first to get hit with something like this.

The later. I'm looking for a contact when I'm out of town. I need to self-PM until I scale. Most likely, they will not get a tenant call. I've had 3 in a the year I've own. Toilet. Circuit breaker. Advance notice for late pmt. It would be great to find a fellow investor to trade tenant call coverage when out of town. Lord willing, I scale big some day hire a PM. Right now, I need to make rentals perform and scale while in my W2.
