What I understand the benefits to be are:

1. Up front option payment

2. Slightly greater monthly payments, of which a portion can be credited to the buyer as a down payment

3. Tenant takes on more responsibility with maintenance and upkeep of the home

4. Lock in a pre-determined and agreed upon purchase price.

5. Profits are then rolled into another property and the process repeated. 

Again, if this is to good to be true or I am overlooking obstacles that would be obvious to an experienced investor, I would welcome any thoughts/comments.

I read a book on lease option strategies by an author named Kris Krohn. He posits a convincing argument for lease option financing that has benefits for both the seller and the tenant/buyer. I am aware that there can be a negative perception to lease option financing, but Krohn seems to refute those arguments. This is purely theoretical to me right now as I have yet to purchase an investment property so I would welcome any and all comments or insights about this method of investing. A lease option for the tenant. I only included that piece of information in the event a certain realtor might have experience with those types of transactions and might be able to give guidance or refer me to a trusted CPA and/our attorney. Thank you for your response

Greetings,

My name is Ryan Burns and as the subject title says, I am a newbie to real estate investing.  My brother got me plugged into Bigger Pockets as he has been researching RE investments for the past year.  I have no experience as an investor so I am endeavoring to educate myself.  The plan is to establish a RE investment business with my brother and to focus on the wholesaling aspect at the beginning and then branch out into rentals and rehabs, although nothing goes quite as planned.
