@Robert Farris I don't get on BP very often and just noticed this. My company is a turnkey provider but with a twist. We renovate and sell properties via seller financing to buyers that should be close to getting financing. These notes are offered at a 15% or more discount off the balance. 

All notes are placed with a note servicer so it's a pretty hands off investment in comparison to a rental.

I am not sure about California but I know in Michigan if you do a seller financing note and the buyer defaults they get a 6 month redemption period. I am not sure the laws in Cali but here a land contract note redemption is only 3 months. When I resell these notes I have not found any difference in value by doing land contract vs a mortgage. Most of the variables come down to the buyer you sold the property to.

I do many types of RE investing full time. On the wholesale side I don't send out letters. I have many great sources to get great REO deals. The only downside is most wholesalers don't want to fund a deal they tie up. If you are dealing with REOs you have to be prepared to close before you have a buyer or you will get blacklisted by the banks quickly....plus loose your EMD.
A large part of my day is marketing and finding more cash buyers. If you have that network established then in my opinion the rest is easy.

I forgot to mention this is strictly for buying, renovating and selling property in volume. I am not looking for a system for my rentals or holdings.

Has anyone used realeflow.com or proptrackr.com? If so do you like it? Do you know of anything better?
I am looking for a system to streamline the A-Z process like one of these.

Has anyone been able to successfully RSS feed from your website into Craigslist? I am thinking this is impossible.
Also wondering if anyone has used an auto poster with any success.
I am trying to implement this with a few of my sites.

That was my question also. What is the claim process like. I know with insurance companies for example you pay and pay and pay and then all the sudden get one claim and they try doing everything to get out of it.

One item not covered. I prefer multiple LLC's because I found that local cities have a tendency to hit you harder the more they see a certain name many times. Breaking up groups of property or buying ender a few entities eliminates this problem.

Just an fyi I would make sure it covers everything you need. I had to take several common ones and take bits and pieces then add to it to create my own. I found the standard forms lacked many items that I would want to see in a lease.

Most title companies have standard ones they will give you.
