So, I have a great opportunity on a home. I do have an investor who verbally committed to be willing to work with me, however, isn't the most time efficient nor easiest person to get a hold of.

Therefore, I am quickly exploring my options.

My question is, how might an investor adjust his MAO when using a hard money lender, if at all?

One lender I spoke to said his loan would come with 3 pts and 15% interest, high because the loan will cover purchase + rehab.

I did a few searches looking for my answer but no solid luck, so I started this thread.

Check out listsource.com

It does a pretty good job at filtering data to the criteria you are looking for in your area.

I just began using it and purchased a list off it. Hopefully leads come in.

Listsource certainly is a popular resource amongst investors to find absentee owners. However, not the only site to provide such info.

Hello Everyone,

Im Griffin, 22 y/o, and fresh out of college with a civil engineering degree. I am currently working at a construction firm doing estimating.

I have been on this site for quite some time doing research and educating as much as possible. Figured it was time to finally post and say Hi!

I have been fortunate enough to have a nice amount of cash to put substantial "skin in the game". So, I have been looking for my first property to flip. Now, that I have been out of school since May and transitioned into my career, I have time to focus on RE investing.

Ultimately, my short term goal is to begin rehabbing homes to build capital to begin a passive income portfolio. I still hold true to my goal I set at the begining of the year which is to flip my first property this year, 2013. Then set a new goal depending on the result. I am optimistic it will be a good one!

I have sent out my first mailers this past week (about 800 of them). They were post cards. My next mailer will probably go out in 5 weeks or so. Looking forward to possible leads eventually!
