Thanks for your reply, Nathan.

What I'm asking is can I move just $100,000 of the money to a new property and pull out the initial $50,000 purchase price and use it for something else without it (the $50K) being taxed?

Example case:

Apartment Complex purchased 10 years ago
Purchase price was $50,000
Going to sell it for $150,000 and do a 1031 exchange into another property

Question - can I pull out my initial $50,000 investment tax free?
