Like many questions here, there is no one-size-fits-all answer. In my lower end blue-collar neighborhood rentals I agree with Mike. Don't expect a return on your gift.
In My local, and higher end rental, I do much more to maintain a friendly relationship. Gift cards only help foster trust if you have quality people. We have had an excellent track record.
I was told once that Doctors who people "feel like they trust" have many fewer malpractice suits filed against them. Worth a $50 gamble on good cheer to me!
Hi BP friends,
I have been lurking around other parts of BP for a long time but have long neglected the wholesaling topic because it just seemed too hard, and I used to have money to buy and keep properties
Now I find myself in need of real cash, like more than $200 per property owned (if nothing breaks). Am exploring for strategies that will work with my situation/personality.
Here is me: I own 6 rental props,(11 units), 5 out of state 1 in. Have a "full time" job in which I am on-call regularly, leaving me with lots of extra days off. I can travel to see props for free if I have to, but don't like to. But I am not a sales person. I like people and talking to them, but have some hesitation about working pre-foreclosure type deals.
Do you have some good material to start me down the right path? Books, BP threads,even a course if that's what it takes.
I would love to hear from people who are succesfully wholesaling out of state.

It has been over a year since I have gotten a loan. Are there ANY stated programs left? For investment properties?
If so what are the guidelines and ballpark rates?

It is interesting that rents are coming down! If there are more rental props, are they not from folks who foreclosed and would therefore need to rent? Do you think people are leaving the area?
Indy is great for affordability and cash flow. It is a big area with lots of neighborhoods like anywhere else. Feel free to pm me. I have been buying rentals there over the last year or so.

Hi,
I invest out of state and find most of my deals through mostly conventional means. I am interested in doing some subject to deals though, which seems it requires more of a "man on the ground" approach.
Has anyone had any success using someone else to find these types of deals for you for a fee?
Any experience or thoughts appreciated.

Post: To spray or roll/brush your paint?

I put in a few years as a painter and I agree with most of the above. Spraying makes sense in areas where you have a lot of area and not a lot to mask-off. I also liked it for eaves because it partially saved the neck ache.
If you spray go airless and just rent it for a couple days. You would have to do a lot of painting to justify the purchase price of a sprayer that would be worth having. The cheap ones are not ,btw, worth having. Almost all paint stores rent the quality ones hourly or daily and can show you how to use it.

I need a pep-talk. Can any of you who started with little share with us how long you have been at it and how RE investing has paid off for you in that time? No specific #s needed I am just interested to know if it has been worth the effort.

I own one duplex held in my name and will be buying more soon. How do you set up your business? LLC for each property? One for all properties? None at all, just a good umbrella insurance policy?
How about banking? Seperated accounts for each property or is everything co-mingled.
I am interested to know how everyone is doing it (and why.)
