I would love to learn from a succesful wholesaling company that operates in Lee County. Does anyone know of any succesful / large wholesaling companies out in Lee County?

@Andy Sabisch thank you for your input here! My specialty is estimation of ARV and rehab costs, however, I am having trouble figuring out the "profit" that typical flippers are baking into their buy formula in Florida. This is needed to be able to accurately figure out my buy price where I can make sure that I am buying these properties below where typical flippers will pay.

@Luka Milicevic thanks for the reply! Understood that these rules are blanket rules and do not apply in Fl as this market will remain hot while others cool off.

I am trying to dial in my buy formula to more fit this market.

@William Harvey Thank you for the input! I assumed based on the denied offers that the 70% rule is far too low in Fl. 

Hoping to connect with some Fl flippers that could give me an insight into what profit they are baking into their deals and what is typical for this market.

Hi team. I am currently looking to wholesale/flip in Fl. I am being outbid on all deals as I am offering 70% of ARV less repairs. Do investors in Fl have a different buy formula ie 75%, 80% of ARV? I have encountered many flips in Fl where the price these flippers recently purchased these unrenovated properties for is closer to 80% of what the same flipper sold the renovated property for (this is not even taking into account repairs). All advice is welcome!

I have started to look at deals out in FL and have noticed that flippers are not following the typical buy formulas I have seen in WA. I would greatly value the opportunity to talk with those with more experience out in these markets so I can start to bring value to the RE investing community in FL.

Hi guys! I am looking to buy a 2-4 unit property using an FHA loan, possibly put some cosmetic work into the property and then live in one unit and rent out the others. The issue that I am running into is the metrics are far off from penciling. I understand that when using an FHA loan (95% LTPP) coupled with today's interest rate environment, these deals are harder to make work than they were a couple years ago. However, I know some people are still making this work and have experience doing so in similar environments.

I welcome any advice from anyone with experience house hacking / rental investors. Are you looking at these deals differently? Are you going to wait for more inventory to hit the market and hopefully make these deals more palatable? Any advice welcomed!!
