Gruetsi Linda,

Don't know if you're still here or not. I just recently moved here from Memphis although I have been coming to Bend for 15 years. I am also suffering from some of the "sticker shock" of prices here. It seems I have to throw all of the BP metrics (2% Rule, 1% Rule, 50% Rule) out the window. I have looked at dozens of properties and nothing cash-flows positive. I am trying to think outside of the box right now. BTW I have great friends in Switzerland and try to go there every couple years. Good luck.

Thanks everyone. The ABCDEF question was in reference to a mapping feature mentioned on this thread: https://www.biggerpockets.com/forums/67/topics/68919-buying-in-the-hood.

The quote was "What you want to do is find a C area that is a little bit away from a D or F area but the broker listing for the bank used war zone comps for the BPO. This makes the C property price close to what they are asking for in the F areas . . . "

The lingo has me stumped.

BTW. I have read of people referring to a Mapping Feature that breaks down areas into ABCDEF according to certain (price, safety, desirability???) features. I can't seem to find that link. Can someone provide a hint?

Hi everyone! I'm Greg and I'm living in Memphis. I am a polyglot with lots of construction and renovation experience and am looking to figure out how to parlay that into some Fix and Flips.
