I purchased a SFR 6/2020. The previous owner was installing solar when I first looked at the property. Not knowing anything about solar, my agent (who represented the seller and myself) told me the house came with solar and advertised it on MLS. The solar loan that the previous owner did not go through escrow. I ended up having to transfer the loan to my name and got stuck with the $40,000 bill. Is there any real estate attorney who can advise me if this was legal or not?

I have a new business my family is creating for real estate investment. We are going to focus on small multi-family first, and then get into large multi-family. Where is the best state to open an LLC for this purpose? The first purchases are likely going to be California, Montana, and Texas. Thanks.

I did a refi from my original FHA and am currently 2.8 30 Yr fixed. I want to do whatever us most profitable and supports our overall goal in reference to keeping or selling the home in Corona. I have not connected with any lender recently. In Texas, I want to be in a SFR as soon as possible.

@Brian G. This is my primary. I'm starting this company with my kids. Newly rem-married with 4 adults kids. Plan is to start purchasing one property at a time and have each kid live in one unit while renting out the others. Downey area, Great Falls Montana, and eventually Dallas/Forth area. The goal is to move into large multi-family after we have mastered the process.

I'm new to investing and want to start purchasing small multi-family units. I purchased a SFR in Corona, CA. June of 2020. I have about $150,000 equity. Should I sell and use the cash or refi with a HELOC and use that to purchase a new property? FYI, planning on moving to Texas sometime in the next 6-24 months. Thanks.
