I own a property management company in Denver and we are seeing an uptick in leasing activity. We only have 6 homes on the market, but the activity has been strong and looking to sign 2 leases this week, possibly a 3rd. Best of luck to you.

I have been showing property in Denver, Colorado. The obvious showing requirements are wearing a mask and don't touch door knobs, countertops, etc.

I guess your post struck a nerve. Right or wrong, it worked. Too bad the perception of property managers in the U.S. is so negative. We have a lot of work to do. Let's keep adding value and helping our clients and let the rest fall where it may.

Hi Dan,

Welcome to the wonderful world of REI. You have taken the right first step in joining the Bigger Pockets community. They are an amazing resource and helped me with my first BRRRR strategy and countless other tips on REI. Happy to share some of the lessons I learned through the process.

I own a Denver real estate and property management company. We have helped a lot of investors purchase investment properties and manage them after closing. Happy to chat with you more about investing in real estate.

Take care,

Greg

I recently purchased a small property management company and looking at buying another one here in Denver, Colorado. Does anyone have experience in purchasing a property management company? I would love to hear your valuation methods.

I have been researching this for a couple of years now. I have seen several different ways of valuing a property management company. What do folks think about a small PM company valuation that has 40 doors with $100k in annual management fees and around $12k in annual lease fees. Asking price is $285k.

@Cameron Belknap

Thanks for sharing. Where did the rent estimates come from? How about repair estimates? Please let me know how it goes down there. I am also interested in buying multi-family and small apartments in Colorado Springs.
