I agree with Caleb.  Depends on the area.  B- area or less, the sign notifies the neighborhood thugs that the house is vacant.  Not necessarily squatters, but vandels, kids, appliance thieves.

Yep, gotta have a great PM that will not only handle the management, but coordinate renovations, turnovers, aquisitions.

Go meet them, look at a few of the properties they manage, ask about their systems, processes, etc.

Yep, that will be step one.  Have an engineer do a perc test to see how many septic tanks you can get in that type of soil.
