Be honest with yourself, are you looking for moral support? Nobody ever went broke over a duplex, I know this now,  but I have to admit I had some serious doubts about this when I started 16 years ago, I bought every course I could find, already on CD's, this was post cassette tapes lol, and I paid RichDad Education for a one year coaching program (turned out my coach was a girl in a call center without any actual experience). My agent was a very nice older lady, but no idea about investing, it all worked out and once the first rent checks started coming in started gaining some confidence. This is where everyone started.

Residential investing is very forgiving by nature, you have to try hard to really screw it up. Buy a quality property, stay away from the hood, rehab it as if you would move in, take your time picking a tenant, you'll be find.

Hey Victor,

Nice to connect with you! I’m a complete rookie and novice in real estate investing, and I firmly believe in the “crawl before you walk or run” mentality. Starting small with multifamily properties is my ideal preference at the moment, as I focus on learning, growing, and immersing myself in as much information, data, and real-time experience as possible.

As I build my investment portfolio, I could definitely see myself being interested in scaling up to larger acquisitions in the future, but for now, my focus is on mastering the fundamentals and starting small.

I’ve been conducting my own research and self-learning over the past several months, trying to absorb as much as I can on my own. Happy to give you opinions on deals if you need to review some stuff. Multifamily Millions by David Lindahl is a good book to start with as well, although he grows out of the smaller stuff quickly. Multifamily MILLIONAIRE by Brandon Turner is a good read on it if you haven't read that yet as well.

The mindset of cash flow is everything and appreciation is just luck or gambling or whatever these folks say is one of the worst mindsets I see on BP.

Investors just need to be realistic with their time lines and such. 


 This is everything. Buy quality, if that means every 2-4 years not annually so be it. Prepared to hold for 8 years, ideally 10-12. Watch the benefit of hard assets, especially in the future.


What areas are you liking for SFH, buy/hold with some cashflow to keep the lights on in 2025 and beyond?
