Another ringing endorsement for Rental Hero.  It is very user friendly and the design is intuitive.  No clunky Excel windows based spreadsheets.    $119/yr regardless of number of properties.  Loving it so far

Hello,

I am looking for a new property manager for my 2 Kansas City SFH rentals. I know this is a bit of a redundant question, but does anyone have any recommendations and does anyone have experience with Scudo?

My advice:

Don't ask for general advice on BP.  You will get so may varying opinions pro and con that it may become difficult for you to move forward.  If you want to invest out of state, start researching your chosen market(s), start making contacts, and do it!  

Clearly it can be done successfully, this website is a testament.

Hey Tommy 

Just curious why you aren't willing to pursue real estate in the Bay Area, which is 10 out of 10 expensive, but you would consider it in OC and SD, which is still 8 out of 10 expensive.  

Why not consider something like a house hack up there?

General suggestions:

Talk to other people who have worked with the TK company, ask lots of questions, run your own numbers.  Remember a pro forma is a projection for similar type investments, not for a single specific investment.  And even if you've found the unicorn TK provider, you may still have a random issue or expense early on that you just predict. 

BP is big enough that you should be able to find plenty of folks who have worked with the TK people you're considering.  Good luck.

If you have no expectations for appreciation and the numbers still pencil out to give you the kind of return you are satisfied with, then why not go ahead with the deal.  Curious why the owner has no equity after 12 years of owning the property?  Was there a refi at some point?
