Dionne, The duplex is in Riverside. I've also been looking for a multi-family at the beaches area. There could be a number of reasons why yours hasn't yet sold. It's likely to be at a higher price point, so normally those stay a little longer on the market. Without knowing the property I really couldn't say what I'd think the problem would be, but if it's been listed then I know I've come across it.

Good morning, This is actually my very first post on BP. I live in Jacksonville, FL., and have recently ventured into real estate investing. I sold my home in the suburbs and purchased a duplex in what's largely considered to be the hottest area in all of Jacksonville. I'm now looking to work towards acquiring property #2. I'm reaching out to see if anyone knows of any great lenders in the Jax area for RE investing. I've done my own research, and have reached out to no less than 10 lenders myself, but I haven't come across one that I believe I could build a relationship with. I research Jax RE on a daily basis, so I'm very familiar with the area. I'm open to hard money loans or seller financing, but I'm still in the process of gathering information. I'd love to come across and make contact with other investors in the Jacksonville market. I know there's a lot of you out there. Thanks!
