Hi Hobart, as you probably know there are lots of factors that go into insurance pricing. I'm curious - Where is the property?

I recently acquired a property in NC and i'm paying about $65/mo, which was high compared to other properties I've held in the past.

@Alex Zaragoza congrats on taking the first step. My advice - keep learning, take a stab. And most of all take @Roland Paicely advice, be confident. Only you know what you want and what you are capable of. Be confident in that, and learn from everyone you can, including yourself. Good luck.

@Ben Leybovich congrats!

@Judah Smith you're on the right path! I did something very similar when I was in college.

Rent in my town was ~$600 month ( 2 BR ), I chose to buy and mortgage $311.50 a month on a duplex.  I found another student who was a grad student ( longer term, more responsible, less risk) to split with, who I eventually bought out of the deal.

Is it possible? - Yes

Is it easy? - No

Stay positive, look for the right property and the right partner. My takeaway would be as exciting as it can be for someone to say I have the funding to help you, it may not always be the best deal for you. Make sure its a good fit long term since you want to buy and hold.

Good luck!

Same suggestion as @Ben Sears

I have used this ( https://www.lowes.com/pd/LeakSmart-Brass-3-4-in-Co... ) with the Iris system, not only does it shut off, but I also get a notification on my phone, which I find incredibly useful.
