How do I find a property to put under contract? If I'm sending out mailers (I'm assuming mailers are yellow letters?), who do I mail them to, what is my target? What are some strategies to help find the good deals? I have heard of driving for dollars... Does anyone have any other house hunting strategies or ways to find motivated sellers?

Hello everyone, 

I am interested in wholesaling at this moment and want to learn as much as possible. There's tons of information out there and I would like to take in as much knowledge as people are willing to share so I can be a "smarty pants" in the real estate game. I want the good, the bad, and the ugly with the hopes of being successful. Please share your experiences, and/or your dos, don'ts, and opinions.

I believe there are many people like myself that want to begin and may have enough information necessary but are holding on to the safety bar instead of just letting go and jumping in. 

I really don't know what questions to ask but I'll start with... 

What do I need to do to make my first deal happen?

What should I watch out for? 

What was your experience on your first deal?

In what market did you begin?

Is no money/no credit realistic?

@Gordon Cuffe Thanks for that advice, I think that may be just what I needed to hear. It's hard for me to make a move because there are so many questions that I have and I fear running into a great deal and losing it because I lack the knowledge to answer questions correctly.

Hello all,

I am in the bay area California and I am looking to make my first real estate deal. I have a goal set to make it happen by the end of October. The problem with that is I am lacking the knowledge and experience to make it happen. The market in the bay area is probably not the easiest to create a profitable deal (assumption). If there is anyone out there that is willing to help me and advise me on making a deal without using my credit or money please feel free to give any advice and/precautions. I have my eye on Richmond, Ca and Sacramento, Ca and cities in between but I am open to all advice.

Hello all, 

I am a California resident interested in investing in out of state real estate. I am interested in learning from as many people as I can that carry various levels of experience. Any advice on purchasing out of state properties and renting them is welcome.
