What is the first thing I should do when starting out in real estate. I know what Niche I want to pursue, but my question is should I look for a team next. Or should I move forward and just keep learning as I go. And if I do decide to have a team how would I go about finding good people that are intrested?

Ok great, I'm planning on buying my first property and I want it to be a Muti Family or a town house. I want to stay in one unit and rent out the other or the rest that are available. And charge the people who stay there enough to cover my morgage and my other property expenses. But I'm in barber school right now and I don't have any source of income at this time. I want to buy a Multi Family home or town house and live in one unit. I want to rent out the other one or how ever many units that may be available. This will be my first investment. But I'm in the process of trying to finish barber school and I have no income to pay for it. I know there is a loan that could help me get started. what is some good advice about what I should do first, and the steps that I can take to ensure that I make a good investment?
