@Bob Woelfel that’s what I was thinking. The deal had really good numbers. Turns out I was not quick enough and it’s under contract. But I will keep that in mind for the future. Thanks for your input.

Looking at buying a triplex that is being sold as is and has a squatter in one of the units.  I am looking for some thoughts on this. Do you have any experience with that / do you recommend going down that path?

Looking to potentially invest in a triplex in a flood hazard area.  I'm just curious on your thoughts. Even with flood insurance factored in the numbers look promising. Risky investment? Have you had any experience with rentals in flood zones?

Ok! Thanks for the quick reply! That is a very good point! i can see how it would be a good idea to have options for "team members" just in case someone falls through. 

OK That clears thing up for me. I have been listening to allot of podcasts and reading and everybody is talking about there business's. In my head i was thinking that i would have to start a business (separate entity) right away. I dont know that i would want to take that step till a little farther down the road, once i have some deals under my belt. I will defiantly keep reading! thanks again!

It is my goal this year Lord willing to buy at least one retal property. Im hoping for a small Multi-family home like a dueplex or a fourplex. My questions would be: at what point do you want to have your team in place ( broker, attorney, CPA, Title Rep Ext..) Do you just figure that out as you go along? And at what point is it a good idea to create a buisness? I would apreciate any feedback or advice!

Hi! My name Is Greg and I’m new to real estate. I am really interested in the buying/ holding of property’s. At this point I am thinking single fam or small multi unit houses. I am in the researching and planing part and wanted to get peoples opinions one wether or not I should get my real estate License. Is it worth it ? Or should I just go through an agent till I get further along?Thoughts?
