@Gregory Colton go to meetup.com, FB groups and check BP networking forum for local investor meet-ups. It's how I met 75% of my local community.

10-4 , I appreciate the advice . I need to do more meet ups than I do . Guess breaking out of my shell and shaking a leg would be best based on what I'm reading from you and others .

@Gregory Colton, I'm happy to connect! Atlanta Real Estate Investing Meetup is my go-to, but I'm sure others exist.

Thanks Michael , I'll reach out via PM and also look into that group as well

Any active investors in the Atlanta market currently ? Looking to connect with other like minded individuals to bounce ideas and form long lasting and mutually beneficial relationships . Also any other vendors in the real estate industry .

Hey I have a lot of contacts with contractors if you are interested in possibly finding someone who fits more in line with your business model . They have worked on a lot of projects for investors I have worked with and I'm sure they could help you on this current or future projects . Please DM if you wish to discuss more

@Gregory Colton I’m getting leads through word of mouth. This has taken years of work and effort to develop these connections. Real estate is a long game.

Would you find it helpful to have leads delivered to your inbox , with all if not most of your investment criteria checked off ?

Seems a lot of people I work with are finding it hard to find a good off market property nowadays . Most of the wholesalers and agents I've spoken to seem to think that's just the market we're in but I'm sure other people are successful with finding a gem or two . How are you all currently sourcing properties ?

Hey Cheryl ,

Welcome to BP! I’m a licensed agent in Georgia that only specializes in investment properties . I’d love to connect with you and be of assistance if I’m able to . Please DM me so hopefully we can connect and discuss more .

I’ve found it’s a lot of bubbling communities in the south metro Atlanta area to invest in and the numbers suggest there’s even more room for growth. Talking to a realtor friend , he suggested the north Atlanta market is already too saturated and people should look into more outskirt areas besides Cobb and Gwinnett. Yet more investors I’ve met have been keen on those North Atlanta counties . Does anyone prefer South Atlanta anymore ?

@Magnus Wikström Yes , myself and my company normally have about 30-40 properties coming in monthly.
