Investment Info:

Single-family residence buy & hold investment.

Purchase price: $130,000
Cash invested: $10,000

Purchased home close to a large hospital to rent out as a buy and hold.

What made you interested in investing in this type of deal?

Seamed like a good way to rent to higher quality tenants that are doing a residency at the hospital.

How did you find this deal and how did you negotiate it?

Found it on craigslist and spoke to the owner.

Hello everyone. I bought a house and would like to make it look better. Its a single family that my wife and I have been living in as we remodel. 

What are some ways we can make the outside look better? We are entertaining the idea of using pour in place pavers for a new sidewalk. 

The porch to me is awkward. I am fairly handy and have extra time on my hands, and enjoy doing the work. The porch on the front of the house has painted tongue and groove boards. the porch on the right side of the house has painted plywood. 

We are going to be repainting the exterior this summer and selling it afterwards.  

This is a lower b high c neighborhood with mostly blue collar families.

You could do hot water baseboard. You size each baseboard by the heat requirements of each room, then size the boiler by total system demand. You can pay someone an hourly rate to check your work at different stages that has experience. Where I am plumbing companies bill at $95+ an hour and pay a laborer $15.

Hello everyone,

I have been on the site for awhile but not active in the forums. I work in a Credit Union in Binghamton NY. I have a wife, a newborn daughter, and two dogs. I have am working on my 3rd live in flip and looking to meet and network with others in the area. If anyone wants to grab coffee or lunch let me know.
