I'm considering some units that are part of a larger apartment complex. I was wondering if anyone had any experience and buying a part of a complex, versus an entire complex. What are the pros and cons?

@Roy N. I'm speaking of property taxes. In most of the models that I've seen, debt service and property taxes aren't included in the NOI. Would you happen to know why this is the case?

Why is tax not included in deductions for NOI?

@Aaron K. I'll see if I missed anything in that property that sold for 400k. There has to be a reason why somebody paid so much for that property.

@Kuba F. The buy thinks his property will sell like the other one. I'm definitely not so sure.

@Kuba F. Yes, the new property just closed. It sold for 400k. My comps beforehand were 310K ARV. I tried to do comps on the property that sold for 400k and these numbers make 0 sense.
