there isn't enough information.

"This would be new construction" are you building?

"I would purchase this deal cash or possibly finance" do you have the cash? do you have good credit? do you plan on hiring someone to manage the property?

have you tried shopping around? The fees are pretty standard with regards to transfer fees. Closing costs can vary tremendously depending on the title company.

how are you even managing to buy a piece of land and sell with 300% markup?

they normally run an ad on groupon.

like 45 bucks for both the pre and post licensure class

the state exam is a joke so you'll pass even though that groupon class was horrible (many mistakes and teachers did not own up to errors)

a lot of info is needed to make any sort of determination.

saying that there was a "rehab" simply means it's livable in that property.

you need to contact a lawyer or the the very least review the lease agreements. 

You cannot arbitrarily raise rent in the middle of a lease.

move out date is irrelevant. What  did the contract state and when did the lease terminate?

it's actually a matter of whether or not you were officially the landlord at any point in time.

Obviously, for such a small amount ($350) it may not be worthwhile pursuing any legal action.

i don't know how it works in Arizona, but i presume it is similar throughout the US.

(In Florida) It is illegal for the landlord to be "unsure of where the deposit is" in fact they could be sued (by the tenant) and fined for it (by the state). Have you read through your state's landlord/tenant statutes?

have you stopped by the court house and inquired about any auctions?
