I am looking to do my first subject 2 deal the seller is in agreement with me making the payments the biggest objection is that he dosent want my name to go on the deed. Does anyone have a script or a way that I can approach it to where it dosent sound as bad as he thinks it is? any opinions. Thanks

I Have been wholesaling for the past year. And I just ran Across my first property that the seller is interested in me making her payments for $250 a month and this place could easily could rent for $600 a month. The Seller eventually wants to get cashed out at 50k at some point in the next 2-3 years. This is a rental property. It is rent ready now no repairs will be needed. could prob sell for 55-60k now. My question is? what should I do to take over payments and put in a tenant buyer.Sub2, leaseoption, lease purchase, not too sure what the best option would be. Thanks for your help.

We are about to do some more marketing in Charleston here in the next couple of days. I cant complain about Charleston it has been good to us we are prob going to have to get out the upstate area and just focus on Charleston. Will let you know when we find something.

I cant seem to make enough money in my market to get ahead. I spend $2000 a month on marketing and do anywhere from $1,500-$3000 a deal and I do about 1-3 deals a month.

Im thinking about flying out to San Francisco for a month and trying to do a couple of those deals I hear about making $50,000 Does anyone have experience doing Wholesale deals in San Francisco and do you think this would be a good idea?

I Just put a property under contract for $500 I bought it and sold it a couple of days later for $13,000 in Charleston SC, i have put a lot of stuff under contract for under $5,000 then I try and sell them for more .Thats prob 40% of my business here in SC. I Bought one through an agent and I told her I would give her $1,000

I am a Wholesaler in Greenville SC Just wondering if anyone has done, How I've heard it as PRE-Habbing? This is what Im looking to do and would like to know if it helps make a little more profit as a wholesaler. Example I put a trashed property under contract then I pay someone to go in their and clean it out, haul the trash off, cut the grass, maybe replace the broken glass in the windows, Paint the door, clean the gutters out. Then start showing it to buyers. Just wondering if anyone does this and finds this to be successful or is not worth the time? thanks for your help.
