Is it best to have more than 1 realtor searching for properties for you? What if they go on vacation? What are good qualities of a good realtor?

@Jade Florez, thank you for your response. When evaluating a property based on price, I’ll be sure to not use BCAD as a resource to calculate purchase/sell price on a property. Now would you use BCAD to get more of an idea of what the property taxes would be?

@Michael Guzik Thank you for your response and advice. This property is listed on the MLS and as you said most deals are gone with a blink of an eye. Since it's still on the market I can see that it wasn't a good deal. You hit on all points and I appreciate you for going into detail.

This property is in a "C" neighborhood at the best. Median household income about 28k, and population based on zip code is 31,000. If you are familiar with San Antonio, TX it's in the South Side of town. And yes a property with no equity is deal breaker for me, and to be frank the appreciation in that area is not so great.

@Ron Fletcher, I believe not and if not what would happen If so? Also the seller rejected our offer today, so we are back on the hunt. However I truly feel this wasn’t a good deal, so maybe it was a good thing.

This is all good and valuable information to know. 

Do you agree that single family homes and multi-family homes (2-4), are at the mercy of comps? What I owe on my property is different from what Market value is at correct?

So I owe 80k on my home but a similar home across the street sold for 185k, does this mean my home value has increased?
