That’s good to hear! All areas I’ve looked into a little bit. I have heard there’s quite a division of Warren south of 696 vs. North. I’m fairly familiar with the area as I have some family there. Do you have any properties South of 696 and what’s your experience been like? The lower barrier to entry down there is appealing, but I don’t wanna end up with terrible tenants.

I’m in the metro Detroit area as well. Curious which cities you have rentals in? I’m looking in those price ranges as well, but they certainly dont get you what or where they used to.

Did you use one of their preferred lenders to utilize the 10% down?

Do you pay your closing costs when the build is complete?

And if so, what do you estimate those to be?

@Patrick Bavaro what stage are you at with the Cape Coral RTR build? Was just curious if you could give us numbers as far as what you put down/closing costs, and what you’re paying monthly in interest during the construction phase? Thanks!

My in-laws are building their own house in Cape Coral right now, so these builds have me very interested.

Can somebody help point me toward the Metro Detroit deep dive blog series? The only one that ever pops up when I come across the link is for Hazel Park. I know many more cities have been done, and was hoping to read through them all. Thank you.

Do you have experience in Warren with rentals?

Long time listener on BP but have not pulled the trigger yet on any property, and I finally have some cash set aside. Have had family in Warren my whole life and just recently got to thinking about the rental potential there. I’m not too far away, in Oakland county, so being able to self manage would be possible.

Caution - extreme newbie here- in fact this is my first post. I understand that multi unit complexes obviously generate more income, and I understand that a lot of numbers were not accounted for in the OP. However, in reading this, it seems as though having one rental property is not even worth it. Is this true or do you just have to have much larger profit margins? Or just have the house paid off so that you’re cashflowing way more?
