All that said, I have a great contractor now and he encourages me to watch him if I want. I know I can trust him and I know I am getting quality work.

From your personal experience, do you think tables and an outdoor shower up against the outer wall of the home be a problem? We just don't want to put in tons of work thinking that they were nitpicky, only to see that they cared bout primarily big safety issues. 

 Is that outdoor shower of yours set up such that it could cause damage form water accumulating, or is there clearly adequate drainage? 

 Haha, it collects in a low spot near some exposed wiring on the corner of the house where the main breaker is located. I've seen it before lol! 

That shouldn't be an issue unless it is not allowed by the code enforcement in your town and the FHA inspector is aware of that. They are big on things like old wooden stairs without railings, chimneys in need of repointing, lack of heat or electricity, commercial units in residential buildings (even though it is allowed it is really hard to convince them of that).

By inspection are you referring to an FHA approved appraiser coming through? It somewhat depends on who you get. If you are showing them around it never hurts to be nice and offer refreshments and crack a few appraisal jokes, we're all human.

Hi, I've had FHA inspections scuttle more than one creative deal! That being said, as long if it is a conventional deal and they can tick all the boxes it shouldn't be too much of an issue, they will also give you the chance to fix and issues they do find, and often sending them a picture of the fix is enough.

Well if you're paying him like someone who doesn't report then why would you expect him to be happy when you 1099 him? If you hire more expensive professional contractors you wont have this issue, but don't expect to get the same rates.

Are you really planning to separate the heat on 4 units? I would just rent with heat included and price accordingly.  Vacancy rate is too high. Why is it so cheap? There must be 30-40k worth of work to do on it right now...Even with that it sounds like you should go for it.

Thanks for the response @Greg H. Yes still a great deal but now I'm going to have to get my brokers licence haha. I am showing up on Monday to flip on the power for the appraiser and dump 10 gallons into the oil tank, asked my dual agent to be there but I guess the kids are on school vacation...so what am I paying her for again :p No effect on the bottom line, just painfully learning the ropes on these HUD deals.
