How do some of you wholesale now that driving for dollars and meeting with sellers is not as feasible as it was pre-covid? Are there more effective ways to locate properties using the internet?

Hello! When you are analyzing deals, how best can you estimate what the rehab costs would be for the property, especially if you are not local to the area and are judging mainly based off of the pictures?

Other than driving for dollars and looking up county records of vacant properties, what are some effective ways to find off-market properties before they are listed on the MLS?

@Brenden Mitchum thanks for the response! I think were people seem to run into issues is when they download templates and an equation gets skewed somewhere and then they cant figure it out! I know I have had issues just with my own spreadsheets and making little math errors.

At what point would it be logical to reach out to a lender (in terms of months in), given the circumstance that you just started a job a few months ago so your income is not considered "stable" yet and you don't have susbtanital cash available?

@Jamie K. Is there any particular software you are using for analyzing your deals or do you have your own custom spreadsheets that have worked for you?

I know this is rather simple (for seasoned investors) and there are multiple ways to analyze properties? What are some of the more effective spreadsheets/strategies people use to run the numbers on a deal?
