Otherwise I'm looking to invest in 2-4 multi unit buildings, possibly brrrr strategy. I'm open to ideas.

Hey, My wife and I live in chicago and are looking to buy our first investment property with an FHA, but to be honest I am finding it difficult finding properties that cash flow, around avondale, logan square, irving park. Can you share with us the numbers you did to make your deal work with the FHA loan? Where you willing to compromise on the cash flow or did you have certain criteria?

We had bed bugs last year. It was horrible. Our landlord called an exterminator and they took care of it after a couple of times coming. We had to incase our mattresses. Put all our belongings in bags. Wash anything that we wanted to wear. We had a mild infestation so we were able to take care of it but kept a lot of things in bags for 8 months. It wasn’t the end of the world but hard to deal with.
