I was looking into HELOC on investment properties recently too. Bank of the West will do one on an investment property

Hi There BP Community,

I just closed on a duplex in Santa Cruz, CA with existing tenants on a month to month lease. As I understand it, until they sign a new lease, the old lease remains in effect. Since we did not get the tenants to sign the lease before January 1st, is it correct to think that they just started another month on their old lease and I'll need to wait to have them sign a new lease beginning Feb 1? Or is there a concession for a new owner to implement a new lease right out of the gate?

Also, does the 30 days notice landlords need to give tenants when raising rent (less than 10%) apply to a new owner? Or would I simply be starting a new lease with a new higher monthly amount?

Post: How best to encourage online rent payments?

Hi BP!

New self managing landlord here. I'm going to be signing up with Cozy/Apartments.com and love the idea of tenants paying online. In CA we can't mandate they do so, so how best to encourage them to do so?  Can there be a fee for not using online payment? Or a credit for using online payment? I also want to make sure this doesn't complicate my bookkeeping too much.

Thanks for you advice!

Going to be managing my first rental property in Santa Cruz and wondering if anyone knows of a competent and responsive handyman?

Hi Santa Cruz Real Estate Investors!

I'm starting this new general thread in the Local Real Estate Networking forum. I'm pretty new here myself so thought I'd share the BP protocol below if you haven't seen it already.

"The local forums are a great place to ask questions and get advice from other real estate investors in your area. You can use this category of the forums to make connections within your local real estate investing areas. Please take note that this forum is not for asking for recommendations for local referrals, lenders or loans. Referral requests MUST be placed in our Marketplace. Please post meet-ups in Real Estate Events and Happenings."

Hi All,

I think the thing to do now would be to start a new general Santa Cruz thread in the Local Real Estate Forums section. So keep an eye out for that. I was going to ask about a referral but then I found this: "Referral requests MUST be placed in our Marketplace". So I'm going to post some local questions in the marketplace section too.

Just found the answer to my own question:

"Referral requests MUST be placed in our Marketplace"

Hi BP Folk,

Is asking for advice on a handyman, contractor, etc. considered Marketplace-only content? Or is that appropriate on the regular local forums?

Thanks!

In case anyone didn't know, there's a local Santa Cruz virtual meetup this Tuesday.

From the organizer, Mike Young:

We generally meet the 4th Tuesday of the month, but this month we are early to avoid Christmas week. This is the link to join Tuesday the 15th 7 p.m.

@Jeremy Jackson

I've been seeing Bob at Coast Financial this year. He is a REI himself.
