Good Evening Everyone,

Going back to the well on this request. I appreciate all the posts from 6-8 months ago and it helped with finding financing options, however I have tenants who are on their way out and I am struggling to find a contractor to do full renovation of the apartment (plumbing, electrical, drywall, flooring, etc.). The recommendations already posted in this thread are either not available or not returning my calls, so I assume they are unavailable. I understand everyone is busy and it might take a couple weeks to get started. If anyone sees this post and has or is a contractor that does work in the city of Lancaster, PA, please reach out.

Both properties are 2-units. I would prefer portfolio lender to lay ground work for expansion of my own portfolio, but am more concerned with getting these two properties transitioned out of their current mortgage structure. If changing the deed to an LLC is possible during this process, it would be a bonus.

Good Morning Bigger Pockets,

I recently came to an agreement with my business partner to buy him out of our small real estate business in Lancaster, PA. I am looking for recommendations of mortgage brokers or financial institutions who can help me refinance our existing properties and get his name off the mortgages and deeds. In addition, I am looking for some contractor recommendations to renovate the apartments. Renovations include moving some walls, relocating bathroom and kitchen plumbing, drywall, install kitchen cabinets, countertops, flooring, finish work, etc.

@Brandon Walker - if you live in it for two years, while doing repairs, you can choose to sell and take profit without paying capital gains taxes. If you keep it at that point, rent it out or stay and leverage the equity through a line of credit. Also, with that size yard and depending on access to the property, is there opportunity to construct some garages on the back of the property and rent those out separately?

There are a couple meetups in the Lancaster, PA area for real estate each month, but only one I am aware during the next week. I am also a real estate investor in the Lancaster, PA area. I own a couple duplexes in Lancaster city and looking for ways to expand my business relationships and portfolio of real estate. I would be interested in getting together with you guys to talk if my schedule lines up with when you are meeting.

Hey Everyone (@Steve McClure, @Kory Musser, @Andrew Sponsler, @Travis Wylie, @Crystal Musser, and @Michael Elia)

I am newer to the Bigger Pockets forums, but have been an avid listener of the podcasts for the past couple years. I am born and raised in Lancaster, PA and outside of a 7 year detour in Chester County (where I completed a live-in flip and met my lovely wife) I have lived here all my life. Bought a couple cash-flowing duplexes in Lancaster city with a business partner about 5 years ago intending to BRRR them, but business partner has been hesitant to move forward with any plans. Recently working on dissolving the business relationship and share this for two reasons:

1. Looking for contractor referrals. I want to get started on renovating at least one of the apartments by doing cosmetic work (paint, replace kitchen cabinets, bathroom fixtures, flooring, etc.).

2. Interested in getting to know some other local investors that have a similar passion for building a portfolio of investments that might include a combination of BRRR, fix/flip, tax lien, and other strategies depending on market conditions. I have attended one Meetup event and plan on getting to more. Would be open to business partnership in the future, if I can find someone(s) with similar goals and who compliments my skill set.
