James Vermillion, your post definitely did give me a great perspective! But with your military bckground, what would you say for someone who's active duty in regards to getting a license? Like, I consider Texas my home state because my parents live there but as a military member, I could be anywhere...

MAIN POINTS:
Benefits of being a RE Investor and having a license? Would it be better to get a license before directly getting into investing?

Can you really get a legitimate license from online classes compared to classroom courses?

If you get a license in one state, can you only deal with RE in THAT state? Can you have licenses in many states?

I've still been doing research and learning about what it is I really want to get into concerning RE, and I've recently stumbled upon the idea of getting a RE license. I was wondering, wouldn't you WANT to get your license in order to learn more and make finding deals easier without a middle man? So, naturally, I looked into the process of getting a license, which doesn't seem too bad. But whats the difference between online classes and classroom courses? And if you get a license in one state, are you only allowed to deal with RE in THAT state? Can you have licenses in a whole bunch of states?

I wasn't sure which category thread to put this in so I apologize if this post should be somewhere else!

Dave Meyer, I was thinking I could use my assignments to my benefit. For example, I could set up networks and RE connections at every base I get assigned to. But would I be setting myself up for failure, spreading the butter too thin?

Andrew O., Thank you! But by passive investment, you mean one you plop money on and sit back and make more with little effort?

David O, Its called a career starter loan for Service Academy Cadets. We all get the loan as Juniors and payments don't start until after we graduate. But, everyone just buys a car or saves it for IRAs. I'd rather use the money to make money before the payments even start...BUT I feel clueless

Also, what are the RE specializations? Can someone explain them quick and dirty?

-Wholesaling? (isn't this just brokering a house you talked down in price and you're looking to sell it higher and take the difference)
-Buy to Rent (self explanatory, right?)
-Flipping? (I have no clue)
-Short Selling (Short who what??)

Are those the only specialties?

Something I wanted to clarify: Uwe K., what I meant by "too much work" is that I don't want to deal with late rent, sob stories, kicking people out, and finding new tenants every so often. I'd rather focus my efforts on the other realms where its less emotional and more business...BUT, I am also talking from hearsay and inexperience. Who knows, I might come to prefer landlording!

Also, Im in the Colorado Springs area at the Air Force Academy, so the only time I'd have for RE would be second to school (although I am willing to make time sacrifices in my personal life). Would this hinder my ability to get into RE myself or should I focus on investing through others?

BOTTOM LINE UP FRONT:
-I have the opportunity to take a 40k loan @ a 0.75% rate (payments would start in 2014). Should I take it and pursue my real estate dreams?

-If not, how should I get started?

-If so, where do I start?

-If real estate is so profitable and lucrative like the "How-To" books say, why doesn't everyone do it??

-Is it too wishful to want to get rich from Real Estate?

-I don't think that I want to get into Buying to Rent (landlording seems like too much work/worry). Is this idea bad?

Like others, I've been reading around this site and many other sources on all things real estate. I find myself often overwhelmed and confused after reading from so many different sources with different strats and ideas, but I continue to do so because Real Estate has always been a love of mine. If my end goal is to make Real Estate my #1 job and to grow an empire, where do I start? It feels like all the advice is geared towards people already in Real Estate...Also, I just finished reading Sean Terry's book on wholeselling. I am skeptical but interested in what he had to say so I was wondering if he is just a person trying to sell his get-rich-quick program or do concepts like that actually work in practice?

I just have SO many questions but I figured that I would start with those above. Any help would be greatly appreciate!
