Hi, I see some posts from months back offering help with investor-friendly lending. With that said, I can use some recommendations or guidance in finding an investor-friendly lender in South fl. Working on the first deal, either duplex or triplex in south fl and need a reputable investor-friendly lender. Any help would be greatly appreciated. Thank you, Gregg

Hi, newbie here. For a self-employed person with aggressive write off's, how can the use of private money from investor self directed IRA's work if my intention is not to sell or flip the property, but hold it as a rental? If getting regular bank financing is difficult to pay off the private investor, what are the options from here? Is there a certain holding period that the bank will start to look at the property and its merits to loan against? The carrying costs otherwise can make the deal less attractive.

So with that said, what type of track record do you need before banks will use the merits of the property to grant financing rather than my income? Is it a certain number of deals or years of experience with managing properties for this to happen?

How to find qualified real estate broker/agent in South Florida who's expertise is working with real estate investors and not just retail clients? 

I continually come across so-called real estate experts that just end up pushing there current retail listings on me. My experience has been disappointing, to say the least, while attempting to work with professionals in South Florida. I currently have a business both NY and Miami and the work ethic in South Florida is questionable. Can anyone point me in the right direction? Finding the right professional fit is quite a challenge.

Where can we find current/national investment property mortgage rates posted? I mostly see all other mortgage rates clearly posted, but multifamily and or investment property rates are not readily available, or I'm I missing something here?
