Okay, I see what you're saying and it goes in line with what I have thought about too.  I guess it comes to a point where you have to go out and get your first property.

So the title would be all clear when it listed on hubzu?  All previous issues would have been discharged, and it would be starting fresh?

So I am new to this, but have been browsing through hubzu for  a couple months now.  And I wasn't planning on bidding on anything yet, I definitely want to start small.

I've been making a list of properties that catch my eye and either visiting them in person or viewing the pictures and making little notes on what needs to be done, and what the price progression is along with comp info.

The other day I came across a condo for under $30k (reserve has already been met), the comps are $52-$55k and it is in pretty decent shape.  Only small cosmetic things need to be done.

So that got me thinking, that maybe I should bid on it.  Now don't get me wrong, I'm not mesmerized by the auction environment at all.  I have the will power to pass it up.  But I wanted to clear up any Hubzu issues in my mind first.

Is there any info/advice someone would be willing to offer me when dealing with hubzu?

I've done some searching and seen people complaining about not getting the property when they had the highest bid and then the property got relisted and so on.  But I figured that property probably didn't meet the reserve and that person didn't know about the reserve.

I've also seen many post's from people saying the title company Hubzu uses is a nightmare to deal with and that anyone buying from hubzu should spend the extra $'s and get their own title company.

Anything else?

@Account ClosedIn regards to the building dept, I could just call them with the address?  What would they tell me, just info regarding code enforcement and building permit type stuff?

I appreciate the information

Hello everyone.

I came across this site and decided it would be a good idea to join & help expand my knowledge to prevent me from making a big rookie mistake.

While it is very informative I'm having a somewhat difficult time finding the info I need. I'm sure it has been asked numerous times in the past, but for some reason I can't seem to find it.

I have been lurking through hubzu and doing research (watching listings and making notes) to gain some rough numbers on what is happening with the properties I am interested in.  I'm not even considering bidding yet, because I have concerns about hidden expenses (past due: hoa fee's, taxes, liens, etc)

I see lots of people saying to search the local county records, but perhaps my local county website is just "different".  Because I can't seem to find any information that pertains to my concerns.

I'm in Broward County Florida.

I've seen people respond telling others to have a title company search for the property records, but I can't see people being interested in say 20 properties and paying for a title search on each property early on in their research phase.

Is there a way I can do this on my own, for mainly just basic research in the beginning to be able to cross out the ones that are not financially wise at the time?
