@Jaiden Olsen Hey I may be interested in your multi-family deal. I currently live in Bountiful. I have around 80k equity in my SFH that I will be selling if I can find a good multi-family. What city is your property located?

So I am currently living in a house where I have about 80,000 equity and I want to buy a four Plex with an FHA loan but can't qualify by myself do you think an experienced investor would partner with me and we could split the cash flow I would live in the four Plex for a year minimum requirements for my FHA how would I structure this dealTo be an attractive to experienced investor the biggest problem I see is that we wouldn't get cash flow from the unit that I'm living in. Will it have to be a Value add scenario where we can fix it up over the year that I'm living there and sell for a profit or keep and cash flow but that frees up 17% down at the investor wouldn't have to put because I can get away with 3.5 with an FHA owner occupied loan.

@Quinton Huntley you can make a lot of money with a lot of different “strategies” every single market is different, with every single part of the real estate cycle your strategy will be different. What’s the best strategy for you may be very different for someone else. Look at what you want to accomplish and pick a route to get there. What ever you decide to do focus on learning everything about that specific area. Are you going to do wholesaling, are you going multi family are you going to house hack? There are a lot of ways to make money pick one and learn about it, become an expert.

@Faifua Latu they have a multi-unit filter.

@Faifua Latu House hacking! Buy a duplex, triplex, 4-plex. You can do an fha loan on anything up to a 4-plex. So basically you can put 3.5 percent down on property live in one unit and rent out the rest. Great way to get your feet wet.

I got my license late April but I took my course online. It’s 120hrs I did it in just about 3 weeks. (I did the max amount of hours they would let me do everyday) it was only like $500. That was the cheap part. After all my dues and brokerage start up fees I’m in it about $4,000.

So I am looking to launch a career in real estate with the end goal of being an investor. What is the best option to learn my market and set my self up for future success as an investor. Should I try and become an agent, should I go for being a mortgage lender. Any insight would be great TIA
