 There is a market for both... the more expensive though, the more perceived risk. The specific area and property in question is also a factor.

Those selling through the MLS are typically motivated but with a catch though -- the property is likely to be priced at or above actual market value. Translation, very thin profit margins -- usually.

 4.5% of $9,000,000 is a $405,000 pay check. A real estate broker will often be flexible regarding a commission rate when the property value gets in the millions.

Perhaps you need to clarify... did you mean 2-3K as in $2000 to $3000? or did you mean $200,000 to $300,000?

That might be somewhat of an exaggeration.. the zestimate are in some cases 'way off'.

Where these mostly SFRs, multi unit or both? It doesn't appear they had any pressing need to sell.
