All cash is right, and if oyu are afraid of using this tool, because it actually snaps the pipe,( whcih can also cause the pipe to break more places then you wanted it to) you can use a sawzaw with a carbide blade that is specifically made for cast iron. The blade looks like it has sand glued to it all over.

for example a typical blade:

Thanks John, I am starting to see that.

Do you have any experience with these types of clubs? Are they worth the time?

One More Bump!!!

Does anyone have any expereince with any REI clubs in the Bronx, Westchester, Putman, Dutchess or Orange Counties

Local as in Ohio?

Can she work in NY?

(I hope this is the correct place to post)
In my years, of small time REI, I have never found a broker /lender that I would use again. I am in Westchester County NY and I would really like to form a relationship with a broker (direct lender or broker) I am currently looking for a 2-4 family to buy ( hold onto) and I would like to begin rehabbing properties as well. So if anyone could reccomend someone, I would greatly appreciate it.

(I would not even mind some one out of my area, as long as they are easy to get a hold of, responsive to any question I might have, and Honest)

Thanks

Thanks lenderles

One more thing, I have never had any luck in finding a good mortgage broker, I always find they are too busy, never call back, not very trustworthy.... Don't know if other people feel this way..

You are exaclty right, I really do enjoy working on houses. I find it almost relaxing. Even dealing with Tenants, I find to be a challange, which is a good thing.

When I say multi family I mean anywhere from 2 family on up. I hope to have apartment building some day ( 1 goal of mine). I am open to multi family with commercial tenats as well. I'm open to what I can afford at this point, and will produce some cash flow at this point. I have learned that as long as it is producing at the minimum of 75.00 per unit, it is worth while, becasue of the equity that it is building.

I am an extremly small investor, I own a 2 family house and the house I currently live in with my family. I have rehabilitated both and have some decent equity in both.

So far I find this forum very helpful. I would like to move more into flipping houses, just need to take that step.

Currently I am looking into buying another multi family, to further my investments. I dont like the stock market, and my weekends are spent rehabbing houses, that is my investment.

Has anyone attended the Greater Westchester Real Estate Investors Association - GWREIA meetings? I am curious to know if they are worth the time, or if someone is looking to start a new association / meeting ????
