Post: Multiple SFR Package Deals

Looking at an interesting package deal and wondering if there is any general advise to heed. From what I can gather, the seller is an investor looking to free up some capital and offering 10 SFRs for one lump sum. There are homes on both sides of the railroad tracks and my thinking is that they're packaged together because it would be easier to sell that way than individually... especially the couple that are in the rougher area. Does anybody have experience buying this kind of thing? Any pitfalls to be aware of?

@Eddie VanBuskirk I'm interested in both single and multi family... what's your forte? @Rickey Ear as am I. Have you found that the potential deals have dried up a bit?

I grew up less than 5mi from there (Leawood,KS) and thinking you should be ok from a crime perspective. I actually just posted about not being able to find deals lately in KCMO... are you working with a broker or trolling MLS?

Hi all, I am working with a fantastic full-service realtor / property manager in Kansas City, MO who specializes in both single and multi-family B-D class properties. The last 6 months of acquisitions have been really productive but it's been particularly difficult to find deals as of late with prices up and multiple cash offers over asking, etc. Any insight or advise?
