I see other signs with an additional line on their signs. My upcoming bandit sign order will state:

WE BUY HOUSES
Guaranteed offer in 48 hours
617.418.XXXX

I doubt it will make much difference though

Hi all

So I've been putting up bandit signs for the last few weeks. Around 60- 70 every weekend. My response is really low, this weekend I only got 3 calls!

I put my 18x24 bandit signs at busy highway sections, exits and entrances and other places with a lot of slow traffic. I don't believe there is anything wrong with the spots where I put the signs up as I got an angry call from a guy who was quite angry because he saw my "junk signs" all over town.

I just cant believe I'm getting such a disappointing response

I was wondering how many calls other investors get when putting up bandit signs.

Hi all

I was wondering how to find the ARV of a multifamily that needs repositioning!

I want to make offers between 50% - 70% of ARV but I have no idea what the ARV will be. I understand cap rates, GRM and all that stuff but I have the feeling you just cant rely on that information. NOI provided by the seller is probably very unreliably as mom and pop investors hardly keep track of their operating expenses.

So my question is how do you find out what the after repaired value of an apartment building is since you cant really rely on NOI and Cap rates???
