Hey guys!

This is my first post and I wanted to thank everyone involved who make this a great community!

I found a vacant 4 plex close to my house (Athens, GA) that has the flooring ripped out and looks like it has been sitting empty for a while. Looking up the tax records show that it is now in the control of an attorney. Looking up the old owner and he was a doctor who died in 2006. I've gotten in touch with the attorney and he is calling me on Monday to discuss the property. He said that the family is looking to sell. What questions do I need to get answered when I talk to him? So far I have:

Why vacant? And how long?

Any known problems?

Are property taxes paid and current?

Any lean holders?

Clean & clear title?

Any others questions you guys would suggest?
