I haven't checked this thread in 4 months, and it looks like I missed some fireworks!

Also, anyone who read the few earlier replies from the newly created account 4 months ago of Robert Berg (the account got deleted since then), will note that Robert's grammar is exceptional now. Looks like he took some typing lessons from Jill Berg, with his new account created in NOV. 

Check out his rant to @Jay Hinrichs at the top of page 4, to see just how far he has come along.

This entire thread is by no means a joy to read, but there are quite a few lessons to be learned.

Sounds to me like you need a new CPA based on that advice. First off, why would he or she have you use an LLC for a flip and not an S-Corp? Second, for liability protection, only the assets inside the entity are at risk and with that, only the equity so if you have debt service on each of say 3 properties inside one entity, the only thing at risk is that total equity. Most of us flippers use leverage and strip the equity from the application of debt service. I think the advice above is poor. I have been flipping for over 10 years and have done many many deals over that span, completing them all using just a few entities and predominately with 2 - both of which S-Corps. This is not to say that every single person should be flipping in an S-Corp as that would not be accurate advice just as it is poor advice of others to suggest using an LLC for all your deals. Only your trusted and experienced CPA and tax advisor can tell you which entity is best for you in your specific situation.

@Will Barnard Using primarily your two entities for most of your many deals over the last 10 years, were you able to avoid "dealer" status by using one of them as your managing corp?

@Evan Anderson keep plugging away, you get one eventually.

Try to make your terms more appealing, shortening up the inspection period is one way. Also, write a letter to the seller, to submit with your offer. Pulling on someone's heart strings sometimes makes a difference in their decision.

@Kyle Davidson at least you've come to the right place.

Do a search on this site for a Realtor in PA, and see how active they are on the boards. Check out their profile, and see if they have any reviews. Then you can check out their business website and see if you're impressed enough to move forward. If you are, reach out to them here by requesting a connection with a message attached.

There are many investor savvy Realtors here on Bigger Pockets. Reach out to a handful of them, and see who you feel a good vibe with. 

I did the exact same thing two days ago while looking for an agent in AZ for some client's of mine looking for a second house.
