Hey everyone! I'm finishing up a renovation on my first duplex (owner occupied house hack) and I've been approached by Loftium to sign a 3-year lease at a significantly higher rate than I would expect to get at market rates. Have any landlords in Denver been given a similar offer? Did you take it and, if not, why did you pass up? If you signed on, how has your experience been?

For some background, Loftium places a tenant in your rental property and then co-hosts Airbnb/STR with them. They assist with the management of the listing, and the tenant is the on-site management for the Airbnb guests. By doing that, they comply with Denver's primary residence stipulation, the full-time tenant gets lower rent than they would otherwise, and the landlord gets a higher rental rate.

I'm going to talk with them more regarding some details, but it's looking like a pretty good arrangement for me at this point. I'm just curious if anyone has any feedback from their experience. Thanks!

@Ruth Bayang I came across this post while researching Loftium and thought I might chime in on your question. For the scenario of the on-site host being the owner, I'd say that you're better off finding a short-term rental management company to co-host the property with you. I'm sure some other local investors could help find someone in your area if you're not able to find any. I'm pretty sure that Zeona McIntyre (BP Podcast ep. 229, https://www.zeonamcintyre.com/) will manage properties regardless of location. Good luck!

Hey everyone. I just bought a duplex in Denver and I'm going to need to do A LOT of rehab/renovation. I plan to do as much as I can on my own, but there will definitely be portions of the project that I will need contractors for. Here's a few things I know I'll need: Radon mitigation, foundation crack repair, electrical, carpentry/dry-wall, plumbing, basement egress window installation, and regular window replacement.

I know a lot of people don't like to share their prized tradesmen/craftsmen, but I'd really appreciate if anyone could recommend solid people and companies. Thanks!

@Bill S. Thanks for the info! I haven't seen that anywhere before now. One thing that I hadn't thought of, we haven't signed anything for April 1 through April 30. Does a month-to-month lease need to be renewed every month, or does it go until one party terminates the lease?

I've just inherited tenants on month-to month leases in a duplex in Denver. The leases are 1st of the month to last day of the month. I need to get the units vacated so I can start renovations and I want to make sure I'm doing it right. 

My understanding of CO law is that 10-day notice is all that is needed for MtM leases. The tenants have been at the location for a while and I'm not ready to begin rehab yet, so I want to give them notice that they need to vacate no later than April 8th. If I deliver the notices tomorrow, the 15th of March, would that be legal?
