@Jag C.Sorry just seeing this. No and no.  I would say the simply safe system would be worth it for when it is empty. I have had no issues since rented.

@Jag C.I have a duplex in Brooklyn Center, not quite the same area, but I can at least give my experience. 

Pros: Rented fairly easily, tenants are paying on time and in full, duplex cashflows about 7% a year, on autopilot for now.  

Cons: When it was empty someone broke in and stole the copper pipes ($1000 fix). Another person tried to sue me for ice being on my walkway when the property was being showed. (claimed she fell) However, the lawsuit went nowhere since it was baseless.  

So I guess expect this kind of stuff when owning in the area.  Definitely for next time I will be putting up security system signs and have some sort of simply safe system in place.  

@Maurice D. Property manager went over to the property and talked with the owner to see what was going on and gave him a list of movers that could possibly help.  Don't know the specifics of the conversation, but property manager handled it all thankfully. No bribe necessary

Just an update here, I was able to get him to agree to move out by tomorrow, and everything ended amicably.  Thanks everyone for the advice though! @Patricia Taveras definitely a good idea for next time, and I learned my lesson about closing before confirming the owner moved out.

Recently bought a duplex and the previous owner was supposed to have moved out by now and into an assisted living facility.  However, he broke his arm during the move and has to get surgery.  When move out day came, he requested to stay and pay market rent for 3 months until he heals.  I did not agree and basically sent an addendum to get out within 2 weeks.  They came back asking once again to stay in the house.   Any tips here? Should I move forward with evection notice?

Thanks, guys. If I went for it, I'll definitely go for the pest inspection @James Maradits and @Dave Stokley I'm looking for cash flow mainly. I found at least on the MLS, a lot of the properties in B areas need a heavy discount (15-20%) to cashflow around 7%. Do you have any recommendations for areas that cashflow well, but also not going to be too much of a headache?

Hi Everyone, Looking at a place that is east of the 130w and north of Bellaire. Got some good feedback from the agent and property manager, but I know it's close to a rougher zone.  I know this forum thinks south of Bellaire is a place to stay away from.  The deal makes more than sense on paper, even at the list price.  What do you all think about the area?
