Thanks for your responses. That's what I was thinking. I'm not going to be putting a huge deposit down and I want the opportunity to own more property but I don't have to have it. If he's not willing to secure it with the property he's selling I'll pass.

I am looking to purchase a duplex and the owner said today that he is willing to owner finance. He knows that I have a property that I own free and clear that is worth twice what the duplex is worth. I'm meeting with him tomorrow to discus terms and I have a feeling he wants to secure the note with my other property. Should I do that? Or make sure the note is secured with the property he's financing? There's not a lot of equity in the property he's financing after he finances it but we plan on making improvements. It might seem like a stupid question but I'm a newbie. I was willing to take a loan against my property that I own to buy the duplex but I was declined due to lake of income. The duplex has monthly rental income that the banks couldn't or wouldn't consider. What should I do?

She has looked at other houses for sale for $120,000.00 and under and feels that this house is worth 99,000. We won't sell it for less anyway.

I have a buyer interested in a home that I'm almost done renovating and the comps on the houses in the area are around 80,000.00. This house however is completely renovated...everything is new. New roof, ac, kitchen, bathrooms, all the floors and even the doors and door knobs. The only thing that isn't new is the outside block and the framing. She wants to buy the house for $99,000 is looking to finance. She already knows that the house might not appraise for that price and still wants to buy it at that price. Can we do a second note on the house at the closing to cover the difference? Is this common?

Wayne, Do you suggest doing the liquid nails to concrete?

Yes, it is tongue and groove white pine...real wood. The concrete is above grade and chalky...very dry. I've been looking into glue that has a moister barrier in it. I was trying to avoid doing a sub floor because of cost and height of the floor. Has anyone done this successfully?

We have a pile of 3/4 inch White Pine that we would like to glue down to a concrete floor of a house that we are in the process of flipping. I have been told by a few that it can't be done...that it is a nail down product. I have also been told by just as many people that it can be done with no problems. I'm wanting to hear more opinions before I do and find out what glue would be the best to use if I do it.

I'm in the process of flipping a house that I plan to sell for around $90,000. I'm looking at flooring for the living room, hall and possibly the kitchen and I'm wondering if spending the extra money for engineered hardwood would be worth it? How much does it raise the value of the home vs laminate?
