I really appreciate the quick response Karl. My strategy is aggressive and have a "road block busting" work ethic. I am currently looking to align a team as well as locate these hard to find deals. Parsing through properties masquerading as "deals" seems to be the norm lately.

Hello BP, I am starting out in REI and have cash to invest and am open to partnering. I could use some advice on what would be the quickest and best REI method(s) to cash flow about $5K a month over the course of a year. This can be a combo of active and passive. You wont scare me off with reality and have been studying REI for about 3 years. I also am big on surrounding myself with the right resources, have the time and have a high tolerance for risk. I guess that makes me a textbook investor but what I lack is your pro insight. Please provide your best advice. -Thanks ahead, Grant

Jessica, thanks for posting this. Its what I am looking for. So what are the attractions in Sevierville that drive the short term rental activity? Are there any pitfalls that you have encountered doing a multiplex STR over what you have heard about a single family home? Are there any synergies of going multiplex STR over the single family etc? Anything you can share will be a huge help as I am strongly considering this same set up.

Why do you want to invest in real estate? This is more of a question for you to answer for yourself. Then this will lead you to where and what to invest in.

As far as SFR vs. multi in Houston... it depends. Generally, people who live in Houston want to live in a house. So this is what dominates here. Living in a multi is usually for two to three reasons. Either they can't afford the rent of a house, they are busy working and don't have a need or want for a yard (single with no kids), or want to live in the Montrose area. Most people there's will live in a house, usually have kids and want good schools.


@Michael Delpier what would you do with 20% cash in hand and ready to buy or build a 4 plex in Houston. A lot of genx/z are living the single life and are looking for rentals with minimal to no maintenance. Would doing short term rentals be a good option for a mulit-plex? I'm looking for monthly cash flow and will likely partner with a hard money lender for the rest of the funding.
