If I were you, I would target locations with large potential for growth. However, if you were able to find a deal in Mongomery, and the numbers worked out to where there could be a vacancy without major loss, perhaps that wouldn't be a bad place to start. Especially if the property had a value add opportunity. 

Lastly, I would contact a few investor friendly agents in that area, and obtain an idea of what trends they are currently seeing in the market.

 Hi @Brianna Billings, we appreciate the plug here on this forum! We love Alabama as well as many other southern states along with the Midwest (Missouri, Ohio, Indiana, etc.) because of the stability those specific markets can bring. When we go into any new market we make sure it has the following: landlord friendly legislation, cash flowing properties with high demand, equity growth, and stable economic growth to name a few. When we do look at economic growth, we look at new businesses that are coming into that area such as Amazon warehouses like you mention.

Thank you for your interest in RTR! We do have many homes available at lower price points that are not listed on the public site. Have you spoken to anyone from our team yet to look into these options yet? If not, I recommend doing so. One thing I would highly encourage is to be very cautious of homes at cheaper price points as they can be in not so good areas that turn into investment nightmares. We know because we've been there. I would say a true evaluation of performance is at the one year point. How long ago did you close your first couple of deals? Hope those are going well for you so far.

Thanks for the interest. I don't know Doorvest. RS is simply an online marketplace like Zillow with no involvement post transaction. REI does a good job, and of course, I know RTR does an excellent job. Actually at RTR, the majority of what we do is BTR (build to rent) new construction in A and B locations that are positioned for growth and still have cash flow. We have made this transition over the past decade as we feel new construction in good locations has many benefits over older homes in C or lower locations. We also have some unique options available like 2.99% seller financing or investor loans with as little as 5% down. Those would be good things to learn about to consider. RTR also has an excellent reputation on BP and in general if you read reviews. Hope this helps in your search.
