Agreed. Not sure what kind of deals everyone else is looking at, but everything we buy or look at in SGV and IE are cash flowing from day 1 (given 30-35% down payment). Latest one we have under contract will give ~5% cash on cash in the first year.

Match leases to rent roll. If they don't match, be sure to get estoppels Ask for and check all contracts: 3rd party laundry contracts, trash, management, etc List of capital improvements in the last few years List of personal property to be conveyed to buyer (e.g. tools, spare appliances, repair parts, excess flooring, etc) List of vendors and contact info Any and all documents or notices that reference the existence of mold, lead-based paint, or other toxic materials and related problems Any and all documents or notices that reference the existence of any litigation affecting the property Any notices from any government agencies

San Bernadino county and especially city definitely have much more affordable options-- anywhere from 4-7 caps.

Has anyone had any good/bad experiences with security camera systems? I am looking to put in a new system and the prices I've been seeing on Amazon differ drastically. Any input or recommendations would be greatly appreciated!

I have a fairly large storage room in my 20 unit apartment that is only being used to store some materials and a few tools. I'm thinking of clearing it out and installing multiple lockers/cages. I was wondering if anyone has ever done something similar before? Any suggestions on such lockers/cages or where to look?

Check out San Bernadino county and cities east of the 15. Much lower prices and still fairly close to you in Walnut.
