Thank you! How long do these processes typically take? Since I know I have to qualify with the lender. I’ve seen a couple of weeks to a couple of months. 

I have a question around a house I am trying to buy on an assumable mortgage. 

The homeowner owes 360k on the house at a 2.7% interest rate. They have it listed on the mls for 400k. They also are behind 9k in arrears right now. 

The mortgage type is assumable but my question is, if I were to follow through, would I have to buy it with the intent of it being owner occupied? The reason I ask is because the total payment for the sellers is 2030 a month and rent in the area is 2800 so I’d like to rent it out right away. 

I know I’d have to come to closing with at least 31k to make up the sellers equity along with closing costs but curious about the owner occupied part. Thanks!

What’s up everyone! I bought my first rental property last year as an owner occupied property. I have a solid paying W-2 job and want to continue to park my money in real estate. 

Would love to connect with folks in a similar position to hear different strategies! 

Tough out there with the current rates to find cash flow in Richmond.  Not falling for the north side new build or lipstick on a pig trap so mainly looking into forest hill, lakeside, an some other areas around the city.

Need some BP help here! Looking to purchase a new construction 3bed 2 and a half bath condo that is 2518 sq ft. Purchase price is 382,000 and going 3% down. No homeowners insurance needed and the HOA is 180 that covers water/sewer and other maintenance. Stanley Martin says they are renting out these models for 2500$ but I do not have proof. My monthly payments are looking like 2200-2300 max.need help to make sure this is a good decision!
